These Terms and Conditions govern the use of the Maestro Snaggers website and the inspection services provided by Maestro Snaggers Property Observer L.L.C. By booking an inspection or using our services, you agree to these terms.

1. Purpose of Service
​
Maestro Snaggers provides professional property snagging and inspection services designed to identify visible and accessible defects, unfinished elements, poor workmanship, or operational issues within a property.
​
The inspection aims to assist property owners, buyers, investors, and property managers in identifying defects that may require rectification by the developer or contractor before property handover or occupation.
​
2. Scope of Services
​
Our inspections are conducted on all accessible and completed areas of the property at the time of inspection.
​
This may include, but is not limited to:
​

Internal finishes such as walls, ceilings, and flooring

Doors and windows including alignment, locking mechanisms, and seals
-
Joinery and carpentry including cabinets, wardrobes, and drawers
-
Electrical systems including sockets, switches, lighting, and RCD testing
-
Plumbing fixtures, water pressure, drainage flow, and sanitary fittings
-
HVAC systems including airflow, thermostat operation, and visible components
-
Installed appliances for basic operational readiness where accessible
-
Exterior areas such as balconies, tiling condition, drainage, and railings

The inspection findings will be documented in a structured report with descriptions and photographs.

3. Inspection Limitations and Exclusions
​
All inspections conducted by Maestro Snaggers are visual and non-invasive.
​
The Inspector will not dismantle, remove, or alter fixed installations within the property. Certain elements cannot be inspected due to their concealed nature or inaccessibility.

The following items are excluded from the scope of inspection:

Concealed plumbing and internal ductwork

Structural components not visible during inspection
-
Internal insulation or hidden construction elements
-
Gas system testing unless visibly accessible
-
Future performance of installed systems or materials
​
The inspection does not replace structural engineering surveys, compliance certifications, or legal property verification.
​
4. Client Responsibilities
​
The client is responsible for ensuring full and unrestricted access to the property at the scheduled inspection time.
​
The client must ensure that:

Access has been coordinated with the developer, building management, broker, or landlord

Utilities such as electricity and water are active at the time of inspection where required
-
Any relevant property information or special instructions are provided in advance
​
If the inspection cannot proceed due to restricted access, unavailable utilities, or incomplete property readiness, Maestro Snaggers shall not be responsible for any missed observations or partial findings.

5. Inspection Reports
​
Following the inspection, a detailed inspection report will be delivered to the client, typically within 24 to 48 hours after the inspection.

The report will include:

Photographic documentation

Descriptions of observed defects

Classification of issues (such as critical, moderate, or cosmetic)

The report is prepared exclusively for the client who commissioned the inspection and should not be relied upon by third parties without written consent from Maestro Snaggers.

6. Re-Inspection
​
Clients may be entitled to one complimentary re-inspection, provided that all previously reported defects have been rectified by the developer or contractor.
​
The complimentary re-inspection must be requested within 90 calendar days from the date of the original inspection.
​
Any additional re-inspections beyond the complimentary visit may be subject to additional charges.
​
7. Cancellation and Rescheduling
​
Clients may reschedule an inspection at no cost if notice is provided at least 48 hours before the scheduled appointment.
​
If an inspection is cancelled or rescheduled with less than 48 hours’ notice, or if access to the property is denied at the scheduled time, the inspection fee may be forfeited.
​
No refunds will be issued for missed appointments, no-shows, or inspections that cannot proceed due to lack of access or coordination.
​
8. Limitation of Liability
​
Maestro Snaggers will conduct inspections with reasonable care and professional diligence.
​
However, the Inspector’s total liability for any claims arising from the inspection service shall not exceed one and a half times (1.5×) the total inspection fee paid by the client.

Maestro Snaggers shall not be held responsible for:

Defects not visible at the time of inspection

Changes made to the property after the inspection
-
Developer refusal to act on the inspection report
-
Delays in property handover
-
Indirect or consequential financial losses
​
9. Governing Law
​
These Terms and Conditions shall be governed by and interpreted in accordance with the laws of the United Arab Emirates.
​
Any disputes arising from the use of our services shall fall under the exclusive jurisdiction of the Courts of Dubai.
